Bright living room with tall windows, ready for its listing photos

Guide

Get your home ready
for its photo shoot

The checklist we share before every shoot: one hour of prep that shows in every photo.

Book a shoot

Great listing photos start before the camera arrives. An hour of prep shows in every single frame.

Why prep matters.

Buyers decide in seconds whether a listing is worth a visit, and the photos do most of that work. Half of every photo is how the home was prepared: a clear counter, open blinds and every light on make more difference than any lens.

This is the checklist we share with agents and homeowners before every shoot in Miami-Dade and Broward. Most homes need about an hour. If something isn’t part of the home’s design, it goes in a drawer for the day.

The day before

The checklist.

Go room by room. The six that matter most are below; these small ones finish the job:

  • Ceiling fans off: they blur in photos and video.
  • Beds made with smooth covers; white or neutral bedding photographs best.
  • Personal photos and kids’ art put away.
  • Pets and their bowls out of the shot.
  • Every bulb working: replace any that are out.
Clean kitchen with clear counters

Clear the counters

Kitchen and bathroom counters almost bare: one bowl of fruit or a vase, nothing else.

Living room with every light on

Turn on every light

Lamps, ceiling lights and under-cabinet lights, all on. Rooms read bigger and warmer.

Bedroom with open curtains and natural light

Open blinds and curtains

Natural light makes rooms look bigger, and the view is part of the home.

Clean bathroom ready for photos

Hide the everyday

Toiletries, towels on the floor, chargers, remotes, fridge magnets, shoes by the door.

Front of a house with a clear driveway

Cars out of the driveway

The front of the house is the first photo buyers see. Park on the street or around the corner.

Pool and patio ready for photos

Tidy the outside

Pool cleaned, patio furniture straight, hoses rolled up, trash cans out of sight.

Kitchen with clear counters and island

Kitchens sell homes

Clear counters read as space.
